Home & Property Services

Bookkeeping and tax for landscapers, roofers, pest control, and pool services. Seasonal revenue, equipment costs, and 1099s handled by a CPA.

The Tax Side

The tax burden on home service business owners is real. If you are a sole proprietor, you pay self-employment tax on top of your income tax. That adds up to more than 15% before you even get to the federal bracket. Without an employer withholding taxes for you, the IRS expects quarterly estimated payments. Miss them or underpay, and the penalties stack up.

This is where working with a CPA and Enrolled Agent makes a difference. Simona Leppala knows the deductions that apply to your equipment, your vehicles, and your work. She builds a tax strategy around these expenses and keeps you from overpaying or getting hit with penalties at filing time.

Equipment and Vehicle Depreciation

That mower, that truck, that trailer. These assets can be written off over time or accelerated using Section 179. We track your equipment purchases and make sure you are taking the depreciation you are entitled to.

Quarterly Estimated Taxes

Without withholding, you need to pay as you go. We help you figure out what to set aside each quarter so you are not scrambling in April or facing penalties for underpayment.

Seasonal Swings and Job Costs

Revenue is not steady in this business. Landscapers are slammed from spring through fall, then slow down in winter. Pool companies follow the same rhythm. Roofers might pick up storm work in waves. The cash flow swings month to month, and the books need to reflect that reality.

We track your revenue and expenses so you can see where you stand during the busy season and plan for the slow months. Beyond the big picture, we track costs at the job level so you know which work is profitable and which jobs are barely covering your time.

Job-Level Cost Tracking

Materials, labor, and the hours your crew puts in. We track these by job so you can see what you actually made on each project. This helps you price future work with real numbers behind it.

Equipment and Vehicle Expenses

Your trucks and equipment cost money to run. Fuel, maintenance, insurance. We track these costs so you know your true overhead, not just what hits the bank account.

Subcontractors and 1099s

Using subcontractors is common in home services. You bring in extra hands during busy season or use specialists for certain work. That means you are paying people who are not on your payroll, and the IRS wants to know about it.

If you pay a subcontractor more than $600 in a year, you need to file a 1099. To do that, you need a W-9 from them first. We track your subcontractor payments throughout the year and make sure the paperwork is in place before January.

W-9 Collection

The time to get a W-9 is before you write the first check, not at the end of the year. We keep track of who you are paying and whether we have the documentation on file.

1099 Filing

When January comes, the 1099s go out on time. No scrambling, no chasing down addresses, no penalties for late filing. We handle the preparation and filing so this becomes a routine part of the year.

What Changes

Working with a CPA who understands your business means tax planning happens throughout the year. You are not waiting until April to find out what you owe. Equipment purchases are timed with depreciation in mind. Quarterly payments are calculated and tracked. The tax side of the business stops being a surprise.

Your books stay clean and current. You know what you made last month, which jobs were profitable, and whether you are on track for the year. The paperwork that used to pile up on your dashboard gets handled so you can focus on the work in front of you.

Year-Round Tax Strategy

Tax planning is not a once-a-year event. We look at equipment purchases, retirement contributions, and timing decisions throughout the year. When filing time comes, the strategy is already in place.

Clean Books for Better Decisions

When you can see where the money is going, you make better decisions. You know when to invest in new equipment, which services to push, and how much to set aside for taxes.
